FAAC Access Control Installation: The Dallas Owner’s Guide

FAAC access control installation in Dallas typically runs between $450 and $1,800 installed, depending on whether we’re replacing a failed board, adding a keypad or card reader to an existing FAAC operator, or wiring a full access system to a new gate. We stock FAAC-compatible control boards, radio receivers, keypads, and photocells on our trucks, so most residential callouts are completed same-day. Our technicians carry the factory wiring diagrams for the 412, 415, 750, 770, and E024S lines and we match the part to your board revision before anything gets touched.

Most Dallas homeowners find out their access control has failed the hard way. The keypad goes dead, the remote stops opening the gate, or the gate opens on its own at 2 a.m. because a relay stuck. Sometimes it’s quieter than that: the open command takes three seconds longer than it used to, or the gate reverses halfway through its travel for no reason. By the time we get the call, the homeowner has usually been fighting the system for a week. What they really need is the right FAAC part, installed correctly, without a second trip two weeks later.

Carver Gate Repair Dallas is an independent gate service provider. We are not affiliated with FAAC S.p.A. or any of its distributors. We work on FAAC equipment every week, and we carry the parts that fail most often in this market.

Which FAAC Models This Applies To

We install access control components on the FAAC swing and slide operators most common in Dallas residential neighborhoods: the 412 and 415 swing operators, the 750 and 770 slide operators, and the E024S control board family that powers newer units. If your gate runs on a FAAC 400, 402, or the older 746 slab-style operator, we can still source control boards and receivers, but same-day availability depends on the revision number, so call us with the operator’s data plate in hand.

The fast way to identify what you have: open the operator cover and look for the silver data plate on the chassis. It lists the model (e.g., “FAAC 415”), the serial number, and a board revision code printed on the control board itself, usually in white silkscreen near the terminal strip. Photograph both. The revision matters more than the model. A 415 built in 2016 may take a different control board than a 415 built in 2021, even though the operator shell looks identical. FAAC changed board layouts and connector positions quietly over the years, and the wrong board revision means dead terminals or a fried transformer.

For replacement parts, FAAC OEM boards run roughly 20 to 40 percent more than quality aftermarket equivalents. The difference is firmware compatibility and terminal layout. Aftermarket boards from brands like GTO/PRO and LiftMaster’s universal line will often drive the motor, but may not cleanly integrate with FAAC’s plug-in loop detector sockets or the 455D radio receiver. On our Dallas installs, we default to factory FAAC control boards for the 412/415/750/770 because the wiring matches the existing harness, the safety inputs behave the same, and the next technician to open that operator will know what he’s looking at. If cost is the deciding factor, we’ll tell you honestly when an aftermarket equivalent will do the job.

Signs Your FAAC Access Control Installation Is Failing

  • The keypad accepts your code but nothing happens. This usually points to a dead relay on the control board or a failed keypad membrane, not a motor problem. The FAAC board sends 24V to the keypad; if the relay that commands the motor has arced itself open, the gate sits still. We can bench-test the board and confirm it in under fifteen minutes.
  • The remote works only when you’re within ten feet of the gate. The FAAC 455D receiver module is a small daughterboard that plugs into the control board, and its antenna connection corrodes over time, especially in Dallas humidity and the salt air that drifts up from the Gulf during storm season. A new receiver module usually restores full range.
  • The gate opens by itself, usually at night. This is the one that makes homeowners jumpy. In most FAAC installations, it’s a failing photocell or a stuck relay on the board sending a phantom open signal. We find this on boards that are five to seven years old and have lived through a few Texas lightning seasons. The fix is board-level, not programming-level.
  • The gate reverses midway through its open or close cycle. FAAC operators read resistance from the motor to detect obstructions. An access control board with a failing current sensor will read false resistance and reverse the gate halfway through travel. It looks like a mechanical problem, but it’s the board losing its calibration memory.
  • The card reader powers up but never authorizes a card. On FAAC slide operators in commercial Dallas applications, we see this when the Wiegand input on the control board burns out from a wiring fault or a power surge. The reader is fine; the board’s data input is dead. Replacing the board fixes it; replacing the reader does not.

Replacement Cost & What’s Included

Here’s what FAAC access control work costs in the Dallas market, parts and labor included:

  • Control board replacement (412/415/750/770): $380 to $760
  • Radio receiver module (455D or equivalent): $140 to $290
  • Keypad replacement (DP wireless or wired): $180 to $410
  • Photocell pair replacement: $110 to $230
  • Full access system add-on (keypad, receiver, wiring, programming) to existing FAAC operator: $650 to $1,800

Every price is written down and agreed to before we open a single tool bag. The number does not move at the door, and it does not grow once the gate is open. That’s the Garrison Standard, and it’s been that way since 2008. What drives the range is board revision (newer revisions sometimes cost more to source), the number of safety inputs wired to the existing system, and whether we’re matching an existing FAAC harness or building a new one from scratch.

Every installation carries our 365-Day Done Right Promise in writing. If the access control fails within a year because of our workmanship, we come back at no charge. No argument, no diagnostic fee, no pro-rated disclaimer. A second visit inside the guarantee window costs you nothing.

DIY or Call Us?

A homeowner can safely check a few things. Confirm the operator has line voltage at the outlet. Confirm the breaker hasn’t tripped. Look at the keypad or reader for physical damage like cracked membranes, ant intrusion, or water staining around the bezel. That last one is common in Dallas: we find keypads full of fire-ant nests at least twice a month during the warm half of the year, and the ants short the keypad contacts from the inside. If you see ants, leave the keypad alone and call us.

Beyond that, FAAC access control work involves 120V line voltage and low-voltage control wiring, and the control board terminals sit in close quarters with the capacitor bank. A shorted probe or a crossed wire can destroy a $400 board before you finish the repair you were trying to save money on. If the failure is a stuck relay, a dead board, or an access system that’s arming and disarming on its own, that’s not a homeowner repair. We show up with the board revision already matched to your operator, the wiring diagram on hand, and the job done in one trip. If I can’t tell you exactly what’s wrong before I touch it, I haven’t looked closely enough. Lonnie Burke and our technicians look first, explain everything, and only then does any work begin. Call (940) 531-9746 and we’ll come see it.
